Check-in: Check-in is 4:00 P.M., Central Time or later. Occasionally delays may occur.  You will find Beaches of South Walton Vacations Care-free Check-in to be the quickest and most convenient way to occupy your rental property.  We give you a map to your rental property in advance along with your combination code to get your key out of the lockbox at the home.  You go directly to your vacation accommodation, non-stop.  There is no need to check in at a rental office.

Check-out: Check out is no later than 10:00 A.M., Central Time. Please be courteous and depart on time, so we can prepare for the next guest’s arrival.  When you lock up as you depart, leave your last key in the lockbox and any additional keys in obvious view on the kitchen counter.  Be sure all doors and windows are closed to protect against inclement weather.  If you have time to remove kitchen trash to the outside containers and load and start the dishwasher, we will be grateful for your help. 

Advance Payment:

To make a reservation, a minimum 50% advance payment and non-refundable processing fee are required immediately by MasterCard or Visa or within seven days from the time you make your reservation if you are paying by cashier’s checks, traveler’s checks, money orders, or personal checks.  Personal checks are not accepted within 30 days of  an arrival.  If your reservation is less than 30 days from an arrival date, we must receive your deposit within 48 hours, or the reservation will be canceled.  If you are mailing payment, please make payable to Beaches of South Walton Vacations LLC and mail to P.O. Box 1074, Santa Rosa Beach FL  32459.  All rates are subject to applicable Florida State and local sales tax.   

Balance Due:  The balance is due 30 days before your arrival date.  We must receive final payment 30 days prior to your arrival date by cashier’s check, traveler’s check, money order, or personal check.  Please note that we will not accept payment by personal check for the balance due within 30 days of your arrival date.  If the balance due is paid by credit card, the amount will be automatically charged to your credit card on file 30 days prior to your arrival unless you have elected to mail some other form of payment prior to the due date.    

Damage Deposit:  A credit card must be held on file for a damage deposit.  If any damages or other violations are discovered after your departure, your credit card will be charged for the actual amount.   

Cancellation or Reservation Changes: Your advance payment is refundable if the cancellation is received 60 DAYS or more prior to your arrival date with the exception of a non-refundable processing fee.  If a cancellation is received within 30 DAYS of your scheduled arrival date, the entire advance payment and balance due paid are non-refundable.  For reservations made within 60 days of an arrival date, you have 24 HOURS only to cancel your reservation.  Cancellations also include changes in rental property and/or change of dates within the cancellation period.  Failure to send an advance payment does not assure that the reservation is canceled. Adding days to your reservation is not considered a change.  Please note that you must contact Beaches of South Walton Vacations directly if you decide that you must cancel. There are no refunds or credits given due to inclement weather or for early departures or late arrivals. 

Reservations: Each rental property lists the maximum occupancy - this is the maximum number of persons who may occupy the rental property.  We will not rent to persons under the age of 25 years or vacationing students. Guests under the age of 25 must be accompanied by an adult guardian or parent during the entire stay. Any reservation obtained under false pretense will be subject to forfeiture of advance payment and a possible demand to vacate the premises.  In the event the homeowner of your vacation rental terminates the rental agreement with Beaches of South Walton Vacations, declares the property unavailable, or sells the home, we will make every effort to find alternative accommodations for your stay. 

Pets:  Pets, of any kind, are not allowed in your rental property or on the premises with the exception of designated “Pet Friendly” rental properties.  If there is evidence of any kind of pet in a rental property or on the premise, a damage charge will be incurred, and you will be asked to board your pet.  We will be pleased to recommend boarding facilities for your pet if necessary.  If you are bringing your pet to a pet friendly property, please be courteous and pick up after your dog outside.  Pets are also not allowed on any beds.  If your pet sheds, please bring an old sheet to cover the couch if you allow them to get on the living room furniture.

Pools and Pool Passes:  Most private pools that have heaters may be heated from September 1 through May 31.   An extra charge of $200 per week will apply on some properties.  Partial weeks will be prorated.  If a property requires a pool pass to access the community pool, the pass will be in the home. A $25 fee per pool pass will be charged if the pool pass is lost.

Keys: A $5.00 fee, per key, will be charged to you if keys to the rental property are not returned on your departure.  If Beaches of South Walton Vacations is called to unlock your property due to the misplacement of keys, there will be a $25.00 lockout charge.

Smoking: Smoking is not allowed in any rental property.  If there is any evidence of smoking in the rental property, a damage charge will be incurred due to the extensive cleaning required.

Automobiles: Automobiles must be parked off the street.  Community streets must always remain clear for emergency vehicles.  Please lock your car and property when unoccupied.  Some rental properties have a maximum number of vehicles that are allowed.

Construction: There are many growing communities along the Beaches of South Walton. Although we will make every effort to give prior notice of construction, it is inevitable that there will be construction that we are not aware of.  There may be some noise if your accommodation is close to a construction site. Unfortunately, we cannot offer refunds or moves in the event of construction noise.

Beach Equipment: The safety and peacefulness of the beach are ensured by our request that there be NO JET SKIS or MOTOR BOATS brought inside our communities.  For safety and noise reasons, Walton County law does not allow the use of these water vehicles within 300 feet of the beach except at a few designated places that are remotely located from the beach area.  

Recreation and Activity Recommendations: For those looking for adventure, we can recommend deep sea fishing charters and dolphin or glass-bottom boat excursions.  Take a guided kayak tour on a coastal dune lake, or see the beach from a bird’s-eye view, and schedule an exciting helicopter tour.  Bike through quiet pine forests or on the paved bike path that parallels the beach.  We can direct you to several bike rental companies in the area.  For the avid golfer, there are over 250 holes of exciting golf located within a 30-minute drive.  For those needing relaxation, several Day Spas are in the area.  We can also recommend baby sitting services, and if you want groceries delivered or meals prepared for you in your rental property, we can recommend who to call for that too. 

Rental Property Furnishings: Most rental properties come completely furnished with fully equipped kitchens, color cable or satellite TV, telephone, one set of linens per bed and one set of towels per bathroom and either a washer and dryer in the property or located on the property. Beach towels are not provided.  Rates include housekeeping service only upon departure.  Please note that no refunds or discounts are given on household appliance or utilities failures.  Beaches of South Walton Vacations will use its best efforts to quickly resolve any appliance or utility failures. 

Life’s Little Necessities:  For your convenience, we have provided a starter supply of household items such as bath soap, bath gel, shampoo,  bath tissue, paper towel, and garbage bags.   

Personal Items Left Behind: Beaches of South Walton Vacations or the rental property owner is not responsible for lost or misplaced items.  However, if notified and/or found within a reasonable time, we will be happy to ship them to you COD.  Beaches of South Walton Vacations or the rental property owner is not responsible for loss or mis-delivery by the carrier.

Telephone Usage: All rental properties provide a telephone, however, most phones have restricted long distance service.  You will need a credit card or telephone calling card to place a long distance call.  The guest assumes full responsibility for calls made (or received) during the guest’s stay.  If there are incurred toll charges during your stay, you will also be responsible for those charges.

State and Local Taxes:  State and local tax requirements can change at any time.  If that occurs, you will be required to pay the increase in tax that would be due, and your credit card on file will be charged.

Travel Protection Insurance:  Beaches of South Walton Vacations does not sell travel insurance.  If you would like to purchase travel protection insurance, please call CSA Travel Protection.  Tell them that you are interested in purchasing insurance as an individual for your vacation, otherwise, they will tell you that you need to go through us.  If you have any problems, ask for their manager.  Some of their employees have not been informed that travel insurance can be purchased directly by an individual.  Their phone number is 866-999-4018.
